Located in the rapidly growing Northern Commerce City, Colorado, Aspen Hills is one of the first and most recent multi-family projects to be developed in that area. The site consists of 60 acres that are being developed as residential, multi-family, high-end homes. Calibre was an integral part of the design team, preparing the initial zoning documents, site plans, and construction plans for the Project. In addition to the three six-unit attached residential buildings, the site also includes detached garages, detention facilities, and a clubhouse. Elements critical to the site layout included setbacks, garage orientation, arterial road access, grading between buildings, and downstream storm drainage facilities. Drainage on the site had many of the traditional complications such as detention, parking slopes, and minimization of retaining walls. Additionally, the site had severe restrictions on the outfall drainageway slope, and a substantial study of Second Creek was needed to plan for future drainage within the Aspen Hills basin. In order to address these issues, a significant offsite sewer line was needed. Similar to the storm sewer constraints, the sanitary sewer outfall elevations were constrained by barely adequate slopes to Second Creek.
